The problem
Restructures. Not a culture fit. Overqualified. After 45, one 15-minute meeting with HR can undo 20 years of loyalty.
Every retirement plan assumes you'll keep your job. You've watched who gets walked out first, and who gets rehired for less.
Aging parents. Kids. A spouse. You're the one everyone leans on, and nobody's holding a net under you.
Meet your guide

I was the high earner who lived below her means. I was billing $75 to $125 an hour, caring for my mother, and getting laid off anyway. Corporate America became the villain in my story.
Then I read a book that changed my life. I was on FIRE. I went all in: more than $40,000 in training, every course studied, then executed. Single-family homes first, then apartment buildings, many with no bank loan and no credit. I reached millionaire status in under 36 months.*
Then life happened. Twice. Layoffs, illness, caregiving, loss. I've lost almost everything and rebuilt, once at 35 and again at 47.
My second comeback started with a fellow cat mom facing foreclosure while an aggressive investor tried to bully her out. I bought her house subject-to the existing mortgage, and I remembered: this isn't work for me. It's my game.
Now I teach those moves, honestly and without the hype, to professionals who refuse to let one layoff write the rest of their story.
*My results are not typical and are not a promise of yours. Real estate investing involves risk. Results depend on your market, capital, credit, effort, and decisions.
Watch me teach
I never set out to become a real estate investor or business owner. After being laid off multiple times, the setbacks hit hard. I didn't want my future in the hands of anyone else EVER AGAIN! I was hurt and angry.
I was OPEN to something new, willing to learn, and determined to get results. I ignored all naysayers. I read one book that set me on fire. Before reading that book, I had no idea how close I was to hitting millionaire status and creating multiple streams of income.
That Corporate America job gave me transferable skills that I rolled into real estate. This changed everything... and I was ON FIRE! I executed without hesitation.
Now I teach professionals 45 and up to do the same: buy property with AND without banks or credit. Just real lessons from someone who has done the deals.
The plan
No 47-module maze. The same three moves I made, taught honestly, at your pace, with your numbers.
Use a home you already own, a bank loan, or creative financing like subject-to. Make it pay you.
As value grows, put that equity to work instead of letting it sit.
Buy 5 to 20 units from owners who need a way out. Fewer properties, bigger moves.

Kendell
The business makes sense.

She didn't use a bank to buy this property. As a woman, I feel I can learn from Lee and be just like her.

She shows you the good, the bad, and the ugly, and how to solve the problems.

BEFORE YOU WATCH
Yes. No charge. Watch on your own time. If it's not for you, I'll say so.
My second comeback started at 47. Age changes the approach, not the possibility. We'll look at the time and resources you actually have.
Not for every strategy. 49 of my 57 purchases used no bank loan and no credit. But real estate always takes some resources and carries risk. We'll be honest about yours.
I spent more than $40,000 on training myself, so I know the upsell treadmill. You get real instructions from someone who did the deals, with no hidden level two.
I did both. It takes focus, a season of being selfish with your time, and a plan built around your real life.
